Location:

Villa Nasioutzik is an exceptional, luxury six bedroom holiday villa with two seawater swimming pools located in the magnificent area of Kardámena on Kos island. A complex of three state of the art residences in a unique sixty acre setting above a virgin beach, which extends for over 1000 metres. The views over the sea and the volcanic island of Nissyros are simply stunning. Resident staff. Extremely private and secluded.

The entire property is over 60 acres (25 hectares) where guests will enjoy absolute privacy and quiet. The property is at the end of an unpaved private road in the midst of nature. There are no neighbours or any construction in the wide vicinity of the house.


Accommodation:

Bedrooms & Bathrooms: 6 Bedrooms.
Main residence: 2 double rooms with ensuite full bathroom, 1 twin room with ensuite bathroom.
Guesthouses: 1 double room with ensuite shower room, 1 twin room with ensuite shower room.
Staff housing: 1 twin staff bedroom with shared bathroom.

Main Residence:

The main residence (250 square meters), includes three ensuite bedrooms (two with double beds and one with twin beds), tastefully decorated according to colour schemes (blue, red and green), a large fully equipped kitchen with a dining table and a spacious living room with old works of art, leather furniture purchased from New York, television with satellite connection, a fireplace and a stylish dining area.

There is satelite TV (NOVA with BBC World, CNN, sports and movie channels, etc).

Thee is airconditioning in the living room and fans in the bedrooms.

Guest Residences:

Just below the main house, there are two smaller residences of 50 m² each, each with a large double bedroom (one with a double bed and one with twin beds), bathroom and a kitchenette, sharing a terrace and a second seawater swimming pool (5 X 10 m).

Staff Accommodation:

Behind the main residence, there is another house of 100 m², with two double bedrooms and a bathroom, fully equipped kitchen and dining room.
One of the bedrooms of this residence is used by the permanent staff of Villa Nasioutzik, while the second bedroom can be used as an extra room (for instance for a nanny) by guests staying at Villa Nasioutzik.

The Villa:

The owner of Villa Nasioutzik is a well-known Greek collector of traditional art and antiques from all over the world.
He built the property with a deep respect for the natural landscape, leaving it intact as much as possible.

In his villa he created a sense of continuity between the interiors and the outdoor spaces, with large opening windows and terraces at the same level as the house. He found the perfect balance between luxury, simplicity and easy living.

The space is modern and light, a white canvas for an eclectic mixture of collectors’ items: 19th century ship wheels, telescopes, compasses and other brass shipping instruments, antique Kutahya plates from Turkey, porcelain vases, handmade embroideries and textiles from Kashmir and Uzbekistan, lithographs by famous Greek artist Fassianos, as well as local traditional decorative figures.

Furniture in the living room is straight-forward luxurious with, for instance, white leather sofas imported from New York and marble tables by sculptor Frosso Michalea. Nothing, however, will cause guests to feel uneasy – the house is designed to be lived in and to be enjoyed.

Bedrooms are furnished in a more simple manner, but they are spacious and comfortable, and they have great sea views. (Only the twin room in the main residence has partial sea view.) Bathrooms are not superbly modern, but they too are spacious and perfectly adequate.

There is a big covered veranda with breathtaking view over the sea, a seating area and dining area of its own and a large sea water swimming pool (6 X 12 m.).

The Guest Residences share a terrace and a second seawater swimming pool (5 X 10 m).

Fantastic views from all outside areas.


Services:

Arrival and departure transfer, utilities (electricity, water, heating, oil, etc) are included in the price. Resident staff are very efficient and discreet.
They will be living in their separate staff quarters so as to maintain privacy for guests and their duties are:

  • Clear away breakfast, lunch and dinner tables.
  • Clean house and rooms daily.
  • Make beds daily, changes of sheets twice a week.
  • Change of bathroom towels twice a week and as requested.
  • Change of pool towels, as requested.

Cooking is not included and should clients require a chef, this would need to be arranged separately.

Pool cleaning, 2 - 4 times a week.


Local Area:

During guest's stay at Villa Nasioutzik they will probably most enjoy the calm, the peace, the privacy and of course the sea and the endless, deserted sandy beach under the house, but if guests are looking for some nightlife they won’t be disappointed either.

The village of Kardámena, known for its lively atmosphere, is only 15-20 minutes away by car, while the capital of Kos is less than 30 km from the property.

From the port of Kos, you can cross over to Turkey to visit the town of Bodrum which is only a 20-minute ferry transfer away.


Directions:

Kos is accessible by airplane from International destinations with direct flights from allover Europa.

Athens is a short 45 minute flight on domestic airlines.

The hydrofoil from Rhodes takes 2½ hours.
